These Terms of Service ("Terms") govern your access to and use of drakeresidentialgroup.com (the "Site"), operated by Drake Residential Group, an independent real estate practice affiliated with @properties Christie's International Real Estate ("we," "us," "our"). Use of the Site

Property listings and IDX content
Property listing information displayed on the Site, including but not limited to listings on the Home Search page, is provided by the local Multiple Listing Service ("MLS"), Midwest Real Estate Data (MRED), and is subject to the rules and license terms of the MLS.
Listing accuracy: While we make reasonable efforts to display accurate listing information, we do not warrant the accuracy, completeness, or currentness of any listing. Listing data is provided by listing brokers and the MLS, and may contain errors or omissions. Property details, including price, availability, and condition, can change without notice. Buyers should independently verify all information before relying on it for any decision.
No representation as listing agent: Unless we are explicitly identified as the listing agent for a specific property, we do not represent the seller of that property. Our role with respect to other agents' listings is to facilitate buyer searches and showings.
No agency relationship from Site use
Use of the Site does not create an agency, fiduciary, or other professional relationship between you and Drake Residential Group. A real estate brokerage relationship is established only by a written agreement (such as an Exclusive Buyer Representation Agreement or Listing Agreement) signed by you and @properties Christie's International Real Estate.
Intellectual property
The Site and its content (excluding MLS-sourced listing data, which is licensed from the MLS), including text, graphics, logos, images, and software, are the property of Drake Residential Group or its content suppliers and are protected by United States and international copyright and trademark laws.
You may view, download, and print pages of the Site for personal, non-commercial use, provided you do not modify or remove any copyright, trademark, or other proprietary notices.
The trademarks, logos, and brand identifiers of @properties Christie's International Real Estate, REALTOR®, the Equal Housing Opportunity logo, and other affiliated organizations are the property of their respective owners and are used here under license or with permission.
Disclaimer of warranties
THE SITE AND ALL CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ACCURACY OF INFORMATION.
We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components.
Limitation of liability

Real estate licensing disclosure
Drake Residential Group is an independent real estate practice operating under the licensure of @properties Christie's International Real Estate, a licensed real estate broker in the State of Illinois. All real estate transactions are conducted through @properties Christie's International Real Estate in accordance with Illinois real estate licensing law.

Governing law and disputes
These Terms are governed by the laws of the State of Illinois, without regard to its conflict-of-law principles. Any dispute arising out of or relating to these Terms or your use of the Site will be resolved in the state or federal courts located in Illinois, and you consent to the personal jurisdiction of those courts.
Changes to these Terms
We may revise these Terms from time to time. The "Last Updated" date at the top reflects when the Terms were most recently revised. Continued use of the Site after a revision constitutes acceptance of the revised Terms.
